Requirement
Orrcon is a leading manufacturer of steel tube and pipe in Australia. It had outgrown its existing premises and explored the Eastcourt portfolio for a new option. Eastcourt already owned a 4 Ha site in Bibra Lake with a 1 000 sqm office and a 7 600 sqm warehouse. Whilst the location was ideal, the warehouse roof was too low to accommodate the overhead cranes Orrcon required and more laydown area was needed.

Solution
Eastcourt remodelled the property to give Orrcon a cost-effective, "as new premises", without the wait for a new building. The construction team worked closely with Orrcon to develop a good understanding of its requirements, consulting widely and taking time to get to know Orrcon's operations and people.
Formal documentation and works were completed rapidly as a result of the strong rapport established with the executive team at Orrcon and the building experience of Eastcourt.
Works included:

raising the workshop roof to 12.5m, more than double its original height;

installing additional columns and rails to accommodate Orccon's cranes;

demolishing superfluous structures;

installing new doors and awnings;

refurbishing the existing office; and
- constructing 12,000 sqm of heavy duty asphalt hardstand
